Home staging is an investment to increase the value or your home or rental property now.  Our home staging services include: 

v      Curb appeal enhancement

v      Clutter elimination, organizing and storage, or a referral to a professional organizer

v      Room makeovers using existing furniture

v      Accessorizing (bedding, towels, decorative items, art)

v      Shopping for additional furniture and accessories

v      Recommendations on paint color, lighting and window treatments

v      Repair, renovation and updating recommendations

v      Access to qualified, preferred resources (painters, contractors, landscapers)

v      Coordination of resources

v      Summer Rental Marketing: After your Hamptons home has been professionally staged, we market the property via high-trafficked rental-by-owner websites by taking attractive, professional photos and writing a property description meant to garner the attention of potential renters.

Our interior redesign services for those homeowners who want to spruce up their home    without spending a lot of money involve many of the above, however the focus is on improving the home for the homeowner, rather than the buyer, with an eye toward future resale value.

Here are the service packages we offer: 

Consultations (approx. 1 to 4 hours) 

We have different levels of consultations that can be personalized to you and will include some or all of the following:

§         Discussion of your goals and expectations

§         Walk-through of the home with “buyer’s/ renter’s eyes”

§         Transformation of a portion of a room to several rooms

§         Great photos taken and emailed to you to be used in your or your agent’s marketing effort

§         Completion of detailed 10+ page Action Plan for each room and outside

§         Proposal of staging and other services to obtain a quick sale or rental at the highest price

§         List of qualified, preferred resources (e.g., painters, handymen)

Home Staging (1/2 day to 3 days) 

Half-Day of Home Staging or Interior Redesign                                            

§         For homes that just need a little extra attention and expertise or are less than 2000 square feet

§         Dramatic transformations to the main areas of your home using what you already have or accessories or furniture purchased or rented (additional fees apply)

§         Work from our Top Ten Priority Report or detailed Action Plan we began in the consultation or spend extra time (additional fee applies) to complete one if not previously completed

§         Great photos taken of each room emailed or sent via a CD to you to be used in your or your agent’s marketing effort 

Full-Day of Home Staging or Interior Redesign                                             

§         For homes that need a little more attention and expertise or are over 2000 square feet.  Includes the above plus…

§         A full day dedicated to making dramatic transformations to your home

§         Results in a show-ready home

Vacant Home Staging                       

§         Transformation of a vacant house into a home which includes measuring each room, planning for furniture and accessories for each room, choosing furniture and accessories for rent, staging the home including furniture and accessories placement, and de-staging the home when sold.

Great photos taken of each room emailed or sent via a CD to you to be used in your or your agent’s marketing effort 

§         Our costs do not include furniture and accessory rental, nor shopping services for furniture or accessories, if needed (see Shopping below)  

Note: the estimated time for Staging and Interior Redesign does not include the time, nor the cost, for vendors such as painters, carpenters, handymen, landscapers, etc. 

Additional Services 

Shopping                                                              

§         We work with you to create a budget for accessories that serve as investments in the sale of your home

§         We shop for simple inexpensive purchases that go a long way in changing the look of a room

§         We know where to go and you can take advantage of our Designer Discounts 

Furniture Rental Sourcing                                             

§         Can be for a few extra pieces to an entire room or rooms

§         We work with you to create a budget for furniture that will go a long way in making a buyer “Feel Home”

§         We have relationships with several furniture rental companies 

Note:
Our fee for Vacant Staging already includes Furniture Rental Sourcing

Coordination of Resources (painters, carpenters, landscapers, handymen, etc.)

§         We have a list of qualified, preferred vendors

§         We will schedule and coordinate the timely completion of our recommended projects and repairs 

Marketing of Hamptons Rental Properties                   

§         We take appealing photos of your home and yard

§         We prepare eye-catching descriptions of your property

§         We then place photos, descriptions, amenity list, rental rates, etc. on two, high-trafficked “vacation-rentals-by-owner” websites (Note: our cost does not include website listing fees)
