Home Staging involves any or all of the following:
- Using what furniture and decorative accessories the owner has and arranging them for optimal placement
- Carefully selecting for purchase or rent the appropriate furniture and accessories for the style of the home and the market it's in
- Recommending, implementing and/or arranging for enhancements and repairs such as painting, flooring, lighting, window treatments, landscaping, etc.

Consultations (approx. 1 1/2 to 4 hours)
- Discussion of your goals and expectations and our "Feel Home" process
- Walk-through of the house or apartment with "buyer's/ renter's eyes"
- An assessment of furniture, accessories, room focal points and balance, paint color, lighting, flow, smells, and clutter
- Completion on-site of a detailed, 20+ page Action Plan for each room and outside to obtain a quick sale or rental at the highest price
- Paint color recommendations, if required and time allows
- List of qualified, preferred resources (e.g., painters, handymen, etc), if required
- Transformation of a portion of a room to several rooms if time allows
- If rooms are transformed, photos taken and emailed or sent via CD to you for use in your or your agent's marketing efforts
- Proposal of staging and other services for those recommendations you don't want to do yourself
Staging of Occupied Houses or Apartments
(1/2 day to several days or weeks)
- Working from our detailed Action Plan we prepared in the Consultation, we implement some or all of what is necessary to get the home in show-ready condition
- This could include:
- Curb appeal enhancement
- Clutter elimination, organizing and storage, or a referral to a professional organizer
- Room makeovers using existing furniture and decorative accessories (bedding, artwork, decorative items)
- Furniture rental
- Shopping for additional furniture and accessories
- Accessorizing each room
- Implementing and/or arranging for enhancements and repairs such as painting, plumbing fixtures, lighting, flooring, window treatments, landscaping
- Great photos taken of each room sent via email or CD to you to be used in your or your agent's marketing effort
Staging of Vacant Houses or Apartments (4 to 5 days)

Transformation of a vacant house or apartment into a home includes:
- Spending time evaluating what furniture and decorative accessories are needed to fit the style of the home and the market it's in
- Taking careful measurements and photos of each room
- Working with a furniture rental company with whom we have a relationship, we choose furniture, lamps, area rugs and artwork
- Renting to you or purchasing for you additional accessories such as bedding, towels, decorative items and some artwork
- If necessary, implementing and/or arranging for enhancements and repairs such as painting, plumbing and lighting fixtures, and landscaping
- Waiting for the furniture delivery and properly placing the furniture
- Placing all of the accessories and hanging the artwork
- In some cases, supervising the removal of the rental furniture when the house is sold
- Taking photos and providing you with a CD of photos for your or your agent's marketing efforts
Quick Staging for Photo Shoots of Houses or Apartments
- Because over 80% of buyers start their search online, our goal is to make the rooms more attractive in photographs and videos
- We edit and/or rearrange the homeowner’s furniture and accessories or will add some of our own attractive accessories
Interior Redesign
Interior redesign involves many of the same techniques as home staging such as using what furniture and accessories the owner has, however it focuses on improving the home for the homeowner, rather than the buyer, with an eye toward future resale value.
Marketing of Hamptons Rental Properties
- We take appealing photos of your home and yard
- We prepare eye-catching descriptions of your property
- We then place photos, description, amenity list, etc. on two, high-traffic vacation rental-by-owner websites (Note: our fee does not include the website listing fee)
